Repeated pressure loss or the need to top up a heating system may indicate leakage. PRS checks accessible pipework and system components and uses targeted methods where pipework is concealed beneath floors, within concrete slabs or within the building fabric. The report records the evidence, likely cause where established, and any limits on the investigation.

Dampness can result from leaks, water ingress, condensation or defects in the building fabric. PRS considers construction type, visible damage, moisture distribution and likely pathways before setting out practical next steps. Moisture readings are location and time specific and do not, on their own, prove the cause or full extent.

Investigations can be supported by a written report, photographs and relevant readings. Concealed leaks cannot always be located without opening up, and any access limitations are recorded.
